Smoke & Carbon Monoxide Alarm Regulations 2022
Since 1st October 2022, all landlords in England must:
Carbon Monoxide detectors & smoke alarms do not need to be interlinked — but doing so improves safety.
Do landlords need to install smoke alarms in rented properties?
Yes! Since October 2022, all landlords in England (private and social) must install at least one smoke alarm on every storey of a rented property that has a living space.
Where should carbon monoxide (CO) alarms be installed?
These must be fitted in any room with a fuel-burning appliance – like gas boilers, log burners, or oil heaters. It’s also recommended to install them in bedrooms, living areas, or rooms with a flue.
Are cookers included in the CO alarm requirement?
No, cookers are excluded from the legal requirement. But it’s still recommended (under British Standard BS EN 50292) to fit one in kitchens with fuel-burning cookers for extra safety.
Do the alarms need to be mains-powered?
Not necessarily. Landlords can install either battery-powered or mains-powered alarms, as long as they meet the correct British Standards.
Do CO and Smoke alarms have to be interlinked?
No – there’s no legal requirement for the alarms to be interlinked. But interlinked alarms offer better protection by sounding throughout the property if one alarm goes off.
Who is responsible for maintenance and testing?
Landlords must check that all alarms are working at the start of a new tenancy. After that, it’s the tenant’s responsibility to test them regularly. If there’s a fault, landlords must repair or replace the alarm once notified.
What’s the best setup for full fire & CO protection?
The safest setup includes a mix of smoke, heat (especially for kitchens and garages), and Carbon Monoxide alarms. Interlinked or multi-sensor provide the highest level of protection.
